Real estate agents have revealed the simple tricks that will help you sell your home for a higher price.

Experts estimate that 90 per cent of sellers now use styling services before selling their homes.

“You will get a faster sale and you will get a better price,” home stylist Tiffany Murray said.

Ms Murray has styled more than 2000 homes and says homeowners should decorate their homes in a neutral fashion.

“You have to make it as impersonal as possible to appeal to the broadest number of people,” Ms Murray said.

“We take down religious artefacts, you wouldn’t want to use a cow hide for example because a vegetarian person might be really offended by that.”

A property in Kennaway Street in Tusmore, east of Adelaide, sold for $1.2 million after styling.

“Some people have got beautiful taste, they’ve got furniture to match their house, other people have moved around a few times and they’ve just collected stuff,” real estate agent Tim Thredgold said.

“Well in this instance, take all of the owner’s furniture out, replace it with everything that fits beautifully.”

Professionals bring in all of their own furniture and decorations, but the service can cost “anywhere between two and five thousand dollars”.

Real estate designer Chloe De Ritter says there are cheap ways to update home décor.

“If you don’t have a big budget, think about giving walls or cupboards a fresh lick of paint,” Ms De Ritter said.

“Engage the help of friends and family, particularly with the decluttering.

“Spend a weekend just getting the house sorted.”

Other cost friendly tips include painting a tired looking fence in a dark colour and putting real plants in every room of the house.

Stylists say the smell of fresh laundry or a burning candle may entice buyers.

However, one of their biggest secrets is using boxes to make beds, to convert a study into an extra bedroom before sale.

Ms Murray says it’s important to use larger beds to make rooms seem bigger.

“Even when the room is really small, we’ll always put a queen or a double because if you put a single, it makes the room look smaller,” Ms Murray said.

Finally, homes should avoid clutter, feature walls and wasting money on unnecessary renovations.
