Queensland dominates 'Hot 100' suburbs

Queensland is home to almost a third of the country's 'Hot 100' suburbs for prospective investors.

The list, put together by real estate experts from across Australia, aims to reveal the country's next boom towns.

The Australian Property Investors 'Hot 100' includes 28 listings in the sunshine state.

And there's been a shift away from the usual winners.

"You have to say to yourself, where has already boomed? And where is going to boom next," Lauren Day from Australian Property says.

"One of the surprises would be that some of the expensive mining towns aren't in there this year so Gladstone, Moranbar or Dysart."

Brisbane suburbs likely to take off in the short term include Yeerongpilly and Nudgee. Longer term growth is expected in areas like Stafford and Aspley.

Property experts helped put the list together - they looked at Local council, Accessibility, Services and amenities and Planned Infrastructure.

An emerging trend is the return to inner-city suburbs. Investors are again keen to buy at Kangaroo Point and South Brisbane before prices start to climb.
