Heavily-armed police have surrounded a Preston property this afternoon, closing off local streets.
Albert Road has been cordoned off in both directions from Plenty Road, and road block is expected to remain for the next two hours.
Police said the incident is part of an ongoing investigation into an aggravated burglary.
Drivers have been urged to avoid the area.
