A "beautiful" engaged couple have been shot dead by their landlord following a possible disagreement surrounding mould issues in their apartment.

Carissa MacDonald, 27 and Aaron Stone, 28, whose identities have been confirmed by police, died outside of the the Stoney Creek residence in Ontario on Saturday night.

"Hamilton Police Emergency Response Unit contained the area, while negotiators engaged in contact with the male in an attempt to peacefully resolve the incident," a spokeswoman told Yahoo News Australia in a statement.

"At one point during the negotiations, the suspect fired at the Hamilton Police armoured vehicle. The suspect later fired additional rounds, which resulted in an interaction with police."

Shortly after 10pm, "the man was struck" by police and "pronounced dead at the scene," according to the Special Investigations Unit team.

Investigators are now looking into whether a dispute about mould in the property's basement — where the pair lived below the landlord — occurred before the fatal shooting, CBC Hamilton reports.

Couple complained to friend about mould

A close friend of the couple, Victoria Green, told the publication they had moved into the apartment about five years ago and had previously had a good relationship with their landlord.

However, Ms MacDonald and Stone complained to her about a mould problem in the flat in January and again in April, but “nothing was done”.

The couple were planning on moving out of the home this week, ahead of their summer wedding.

"[MacDonald] had just picked her dress for their wedding and their eight year anniversary would have been June 7," Ms Green told CBC. Police confirmed to Yahoo News Australia the couple were due to vacate the property on June 1.

Tributes flow for 'most caring' couple

Since the tragic shooting, online tributes have flowed for Ms MacDonald, who reportedly worked as an education assistant at a Catholic school, and Mr Stone, an electrician.

"This is not ok they did not deserve this, I can't wrap my head around this, these are two of the most caring people that I am lucky to consider my family. I will miss you both ever so much," Michelle Jones-orum shared on Facebook.

"Two beautiful people that didn’t deserve this at all. My deepest condolences to the family’s and all the friends affected by this tragic loss," another person wrote.
