22-Storey high rise for CBD

Adelaide's skyline is set to get a facelift, as plans for a new, 22-storey, residential apartment building have been submitted to the Adelaide City Council for approval today.

The $120 million building, known as 123 Flinders, has been designed for the corner of Flinders and Pulteney Streets, and if approved, will include offices, shops, restaurants and apartments.

The developers say it will be Adelaide's tallest residential building.

"I think there's a lot happening in Adelaide at the moment, there's a lot of new proposals, a lot of new buildings coming forward,"
123 Flinders Architect, Paul Pruszinski said.

"I think the market has definitely turned from the lows of the of the global financial crisis," he said.

More than half of the apartments are built on the building's corners, which designers say is a more environmentally-friendly option, as it allows residents to make use of the natural light and cross-ventilation from the positioning of their home.

Apartments are expected to start at $300,000 with top of the range costing $1.2 million.

Despite the building's 'out-there' design, architects say there is a market for a development of that scale.

“We want 123 Flinders to be a symbol of Adelaide’s progression and to appeal to those who want to experience the city vibrancy as part of their everyday lives,” said Mr Pruszinski.

“The building will enliven the precinct and draw in people and businesses so that the area becomes a ‘must be’ place in Adelaide.”

Although the plans are now with the council, because of the cost of the development, the final say will rest with State Planning developers.
