How much would you pay for this tiny Sydney unit with NO bathroom?
A studio apartment in a Sydney harbourside suburb has been listed for less than a third of the suburb’s median price, but the catch – there is no bathroom or toilet.
With an entry-level price guide of $200,000, the elevated ground floor Rushcutters Bay studio needs a fair bit of work, but the agent believes it has lots of potential.
“Some work is needed to be done, with some carpet, painting lighting and upgraded kitchen and the option to install a bathroom,” Laing Real Estate listing agent Tony Dowling told Yahoo News.
Each floor of the apartment complex has two bathrooms and two toilets, so residents have been sharing the facilities for decades.
Other units in the building have recently renovated a bathroom and improved the value significantly, he said.
“If you think about it, if three of you are sharing a space [in a share house] you all have to share a bathroom,” Mr Dowling said.
Only with this unit, occupiers still have the privacy of their own living space.
Floor plan aside, the studio is east-facing with natural light, and handy to public transport, shops and cafes, so the East Sydney location is a major drawcard.
The median unit price in Rushcutters Bay last year was $620,000, according to realestate.com, so the $200,000 asking price for this unit comes at a significant discount.
“I’m not aware of anything on the market that’s [priced] like it,” Mr Dowling said.
The studio at 2/61-67 Roslyn Street, Rushcutters Bay, is listed by private sale.
