Inside the Queensland house 'too beautiful to value'

It's the house most can only dream of owning and it's also the one that real estate agents deem impossible to be valued.

Dowling & Neylan real estate agent Adrian Reed said with the estate's complete water frontage overlooking Queensland's Sunshine Coast, 77 acres of land and the privacy it has, it's extremely hard to put a price on it.

He says the problem is that there isn't anything else to compare it to.

"I just continue to go back to the fact it’s hard to comprehend how something like this exists in Noosa,” Mr Reed told Domain.

“Any one of these elements that are in the property are unique in their own right — the 500-metre beach frontage, the 77 acres of land, the 34 metres of elevation, the 180-degree views, they are all incredible features — but the fact that these are all together, in one property, only minutes from the main street of Noosa…that’s what makes it beyond belief.”

The property is just minutes from both the beach and Noosa's town centre but yet is totally secluded, providing uninterupted 180 degree water views thanks to the 34 metres of elevation it sits on.

It's extremely isolated and hard to get to.

Current owners Liz and Peter Upton bought in the area in 1999 when it wasn't much more than bushland and a stretch of beach.

“It’s a pretty special place. For us it’s home and we’ve made the most of it," Mr Upton told Domain.

"We’re campers and we’ve done a lot of that here - I go surfing every single day. It’s pretty magical."

To give an idea of how much the property could be worth, car manufacturer Mazda recently paid $5000 for the night to use the property for the launch of its CX5.

And last Christmas a New York couple offered a whopping $70,000 to rent the property out for just 10 days.

The Upton's spent two years building their 750-square metre, five-bedroom, two-storey home.

“It somehow captures and inspires everyone, whether you’re a CEO, the highest of high rollers who wants to chopper into the house, or whether you’re just someone who likes surfing and camping … it has a way of connecting with and enchanting everyone who sees it,” Mr Reed said.

The property at 312 Teewah Beach Road in Noosa North is "like buying an island", Mr Reed said.

"However, you’re literally 10 or 15 minutes from Noosa Main Beach," he told news.com.au.

“It’ll provide either the ultimate retreat for someone who’s trying to escape without being inconvenienced, or an amazing family retreat for a family who’s ultimately using it as a place to come together."

It also has direct private vehicle access to the beachfront, easy access to the car ferry, vast level lawn - which means there's room to land a helicopter, a kitchen garden, freshwater lagoons and a creek.

The property is being sold by tender, closing early next month.
