The most-viewed house on property site Realestate.com this week is, surprisingly, not actually built yet.

Beating out fitness mogul, Kayla Itsines’, recently listed home in Malvern, South Australia, is a house and land package in Sydney’s north-western suburb of Riverstone.

And there’s an intriguing offer at hand: “Grab a huge government rebate of $25,000 on full turnkey style house and land package,” the listing states.

Of course, the government rebate the listing is referring to is the Coalition’s HomeBuilder grant. The grant offers $25,000 to Australians pledging to build a new home or renovate their own.

There are a few designs available for the Campbell Street location, and buyers can visit the builder’s display home at their venue in Box Hill to get a sense of what could potentially be their future home.

The home will include four bedrooms, two bathrooms, an open-plan living, kitchen and dining area as well as a second living area. There’s also a double locked-up garage, and the kitchen boasts 900mm stainless steel appliances and 20mm stone benchtops.

What concessions do first home buyers get in Sydney?

First home buyers in Sydney who purchase new homes can receive a grant of $10,000 from the government, as well as stamp duty concessions if their home is valued at $650,000 or less.

If the home is valued between $650,000 and $800,000, buyers can apply for a concessional rate of transfer duty, and the amount you pay will be based on the value of your home.

This, combined with the government’s HomeBuilder grant, totals $35,000 in concessions plus any extra stamp duty exemptions.
