This $18 Million Santa Barbara Area Estate Is a 12-Acre Private Paradise

A sprawling estate in the quiet seaside community of Carpinteria, 85 miles outside of L.A. and about 10 miles east of Santa Barbara, is now available for just under $18 million. Known as the Prancing Horse Estate, the 12.5-acre spread last changed hands in 2015 for $7.25 million and has been on and off the market a couple of times since late 2020, when it was first listed for $19.8 million.

The sprawling and utterly private property, which is anchored by an 11,000-square-foot salmon-colored villa, has an eight-car garage, an L.A. Lakers-themed basketball court, a swimming pool, a rooftop gym, and equestrian facilities. It also has 2.5 acres of vineyards planted with grenache and pinot noir grapes.

Renowned architect Don Nulty created the spectacular house to resemble an authentic Tuscan villa. It was completed in 2010 for its first owner, landscape designer Manuel Jimenez, whose clients have included Ty Warner and Oprah Winfrey.

An impressively gated, tree-lined cobblestone drive winds through the park-like ground and leads to a large motor court at the front of the house. The spacious home is a classically Californian mix of relaxed and refined with exquisite architectural details that include marble and wood floors, gold-leaf accented honeycomb-patterned ceilings, soaring steel-trimmed doors and windows, arched doorways lined with stone, reclaimed tiles from Italy, and bespoke ironwork and millwork from Mexico.

In the eat-in kitchen, with vibrant patterned tile between the chunky wooden beams that crisscross the ceiling, massive arched windows open to a central courtyard with a fountain and a fireplace.

Between the main house and the detached bougainvillea-draped guesthouse, there are seven bedrooms and eight bathrooms, plus a couple of powder rooms. In the six-bedroom main house, the primary suite is particularly posh, with a private terrace, a massive walk-in closet, and dual bathrooms.

Much of the estate’s landscaping was redesigned and developed over the last six years by the seller. The house, ringed with arched loggias, intricately pattered tile terraces, lush lawns, and an infinity-edge swimming pool, sits on a high point of the land above a tranquil pond surrounded by towering palm trees and great sprays of reed grasses. On a terrace flanked by cypress trees, there’s a sculpture of a prancing horse, while a vine-laden pergola shades an alfresco dining space. Other highlights include citrus groves, a meditation garden, koi ponds, and formal gardens.
