West Coast Blues 'n' Roots returns next year with a new home and a popular old-school lead act for its seventh run on March 28.

Crowded House lead the line-up as the festival moves to Fremantle Park.

The seminal band is in the process of recording a new album that will be released just in time for the festival so expect some brand-new tunes.

No blues and roots festival would be complete without the John Butler Trio.

They'll be joined by blues artists Buddy Guy and Jeff Beck.

Plus, Oz rock heavyweight Jimmy Barnes, Newton Faulkner, John Mayall and Taj Mahal, string band Old Crow Medicine Show, acoustic groovers the Swell Season, the country's favourite brother and sister folky acoustic combo, Angus and Julia Stone, Lisa Mitchell, Dave Hole, the Backsliders, Blues Preachers, and New York gypsy-punk band Gogol Bordello make their debut Australian appearance. More acts are yet to be announced.

Organisers say the new venue has loads more space and comfort, seated theatre stage, food court, market stall, beer and wine tent and under-18s discount tickets for families.

Plus it's within walking distance of the train station. Tickets go on sale at 9am on November 30 through Moshtix.
